Terms and Conditions

These terms apply to quotes, bookings and work carried out by AK Property Services (“we”, “us”) for the person or organisation engaging us (“you”). By requesting a quote or accepting a booking, you agree to these terms.

Quotes

Quotes are free and provided without obligation. A quote is based on the information and images you supply and, where applicable, an inspection of the property. If the scope of work differs materially from what was described, we will discuss any change with you and confirm a revised price before continuing.

Unless stated otherwise, a quote remains valid for 30 days from the date it is issued.

Bookings and access

Bookings are confirmed once we have agreed a date and scope with you. You are responsible for arranging safe and lawful access to the property at the agreed time, including keys, access codes, parking and any building or strata approvals that are required.

If we cannot access the property at the agreed time, or the property is not in a state that allows the work to proceed, we may need to reschedule and a call-out fee may apply.

Cancellations and rescheduling

Please give us as much notice as possible if you need to cancel or reschedule. Cancellations made at short notice may incur a fee to cover costs already committed, which we will discuss with you before charging.

Scope of work

We will carry out the work described in the accepted quote with due care and skill. Work outside that scope is not included unless separately agreed. Electrical and plumbing work is performed in accordance with applicable Australian standards and licensing requirements.

Cleaning results can be affected by the pre-existing condition of a property. Where damage, staining or wear cannot reasonably be remedied by cleaning, we will bring it to your attention rather than attempt a repair that is not covered by the quote.

End of lease cleaning

End of lease cleaning is provided to help prepare a property for inspection and handover. We are not a party to your tenancy agreement, and the outcome of any inspection or bond decision is determined by the landlord, agency or relevant tribunal. If an issue relating to our cleaning is raised promptly, please contact us so we can review it.

Payment

Payment terms are set out in your quote or invoice. Invoices are payable by the due date stated. We may pause work on outstanding accounts until payment is brought up to date.

Liability

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded. To the extent permitted by law, our liability for a failure to comply with a consumer guarantee is limited to resupplying the service or paying the cost of having the service resupplied.

We are not liable for pre-existing defects, or for loss or damage that was not reasonably foreseeable and did not arise from our work.

Images you provide

Images submitted with an enquiry are used solely to understand and quote the work. We do not publish them without your permission. See our Privacy Policy for how we handle the information you send us.

Governing law

These terms are governed by the laws of New South Wales, Australia, and the courts of that State have jurisdiction over any dispute arising under them.
